Old houses can be rewarding to renovate. They often have generous rooms, solid materials, original joinery and architectural details that are difficult to reproduce in a new build. They can also hide decades of repairs, alterations and neglected maintenance behind apparently harmless finishes. That combination is why an old-house renovation needs a different budget from a straightforward modern refurbishment.

The extra cost does not come from age alone. A well-maintained Victorian terrace can be in better condition than a badly altered house built in the 1980s. The problem is uncertainty. Old houses are more likely to contain outdated services, concealed timber decay, damp caused by inappropriate materials, historic movement, old drainage, hazardous substances and layers of previous work that only become visible after demolition.

What counts as an old house?

There is no single age at which a house becomes “old” for renovation purposes. In the UK, people often use the term for Victorian, Edwardian and interwar properties, but buildings from the 1950s, 1960s and 1970s can also contain systems and materials that require significant upgrading.

The most useful question is not the date on the title. Ask what has been replaced, when it was replaced and whether the work was done properly. A 1900 house that was rewired, reroofed and replumbed recently may carry fewer risks than a 1970 house with original electrics, deteriorated flat roofs and several undocumented extensions.

The ranges overlap because one issue often creates another. A leaking roof can damage plaster and timber; a rewire can require extensive making good; a damp repair may mean removing modern cement render before the wall can dry.

1. Full electrical rewiring

Many older houses have been rewired at least once, but partial alterations can leave a mixture of old and new circuits. A modern-looking consumer unit does not prove the entire installation is recent. Before buying decorative fittings or replastering, commission an appropriate electrical inspection.

A three-bedroom rewire can commonly cost around £4,000–£8,500 in current UK guides, with more complex properties higher. The final cost depends on floor construction, access, occupancy, the number of sockets and lighting points, and how much making good is included.

Plan the rewire before plastering and decoration. Cutting newly finished walls to add missing sockets is an avoidable expense.

2. Old plumbing and water supplies

Old houses may contain a mixture of copper, plastic and older materials, sometimes with redundant pipework left in place. Low water pressure, noisy pipework and hidden leaks can become obvious only after the system is disturbed.

If you are replacing kitchens and bathrooms, inspect the supply and waste routes rather than automatically connecting new fittings to questionable old pipework. Moving a bathroom across the house can require new waste falls, boxing and floor alterations that add more than the visible sanitaryware cost.

Some older houses may also contain lead supply pipes. The appropriate remedy depends on the property and local water arrangements, so identify the material rather than guessing.

3. Heating system replacement

A new boiler alone is not the same as a new heating system. Old radiators, undersized pipework, poor controls and badly routed services may remain. If you are already lifting floors and opening walls, it can be more efficient to upgrade the system as part of the main renovation.

Current planning ranges for substantial heating work in a three-bedroom house can sit around £3,000–£8,500+, with heat pumps, underfloor heating or major distribution changes costing more. The correct choice depends on insulation, heat loss, available space and long-term plans.

4. Roof defects

Never spend the interior budget before you understand the roof. Slipped tiles, failed flashings, leaking valleys, rotten battens and deteriorated timbers can allow water into the structure. Old roofs may also have been patched repeatedly rather than properly renewed.

A roof survey can reveal whether local repair is enough or a larger replacement is approaching. Current UK budget ranges for substantial roof work on a typical house commonly run from roughly £6,500 to £18,000+, with scaffold, structural timber and specialist coverings adding cost.

5. Damp: diagnose the cause before paying for treatment

“Damp” is a symptom, not a single diagnosis. Moisture can come from roof leaks, overflowing gutters, high external ground levels, plumbing leaks, condensation, failed pointing, blocked ventilation or other building defects. Older solid-wall houses can also perform poorly when covered with impermeable materials that trap moisture.

A generic injected damp-proof course is not the correct answer to every damp patch. Investigate the moisture source and understand the building construction before specifying work. Inappropriate treatment can waste money and hide the real problem.

Budget not only for fixing the cause but also for drying, salt-contaminated plaster, timber repair and redecoration.

6. Timber decay and woodworm

Floor joists, roof timbers and embedded ends of structural timber can deteriorate where they have been exposed to long-term moisture. Damage can be invisible until floorboards or ceilings are removed.

Local repairs may be modest. Widespread joist replacement can become a major package because floors, ceilings, services and finishes around the timber are affected. Treat moisture first; replacing timber without addressing the leak simply resets the problem.

Evidence of wood-boring insects also needs competent assessment. Old holes do not automatically mean active infestation.

7. Asbestos-containing materials

Asbestos was used in many building products in the twentieth century. Depending on age and alteration history, it may be present in textured coatings, insulation boards, pipe lagging, floor tiles, cement products or other materials. You cannot reliably identify all asbestos by appearance.

If the project will disturb suspect materials, arrange an appropriate survey before demolition. Removal requirements vary by material and condition. Some work requires licensed specialists and controlled disposal.

Budgeting for testing early is far cheaper than discovering a suspect board after demolition has stopped and trades are waiting.

8. Old drainage and sewers

Cracked, displaced or partially collapsed drains can create recurring blockages, smells, damp and ground problems. Older clay drains are common around period properties and may have been altered by extensions or tree growth.

A CCTV drain survey can be useful before a major renovation, particularly if there are signs of blockage or if an extension will affect the drainage route. Repair methods range from local lining to excavation and replacement.

Drainage also matters when moving kitchens, bathrooms or rainwater connections. The cheapest internal layout may be the one that works with existing drainage rather than against it.

9. Structural movement

Not every crack means subsidence. Old houses often display historic movement that has stabilised. The concern is whether movement is active, whether alterations have weakened the structure, or whether foundations and drainage need attention.

Large, stepped or changing cracks, distorted openings or other signs of movement deserve appropriate professional assessment. Structural repair can range from simple local stitching to major underpinning or rebuilding, so it should never be reduced to a generic cost-per-square-metre allowance.

If you are removing walls, use a structural engineer where required and include temporary works, padstones, fire protection and making good in the budget—not only the steel beam.

10. Previous DIY and undocumented alterations

Old houses often contain the accumulated work of several owners. Walls may have been removed, lofts boarded, electrics extended, chimneys altered and bathrooms relocated with incomplete records. Some work is perfectly sound; some creates expensive correction.

During surveys, compare the existing house with available plans and approvals. If a structural opening looks improvised or a roof conversion has no clear documentation, investigate before planning finishes around it.

Correcting previous work is frustrating because it produces no visible “upgrade,” but it may be essential to create a safe and compliant renovation.

11. Lath-and-plaster walls and ceilings

Period houses may contain traditional lath-and-plaster finishes. They can remain serviceable for decades, but disturbing them for rewiring or structural work can cause larger areas to loosen. Removing a small damaged section may reveal that the surrounding ceiling is fragile.

Decide early whether to repair, overboard where appropriate, or replace. Each approach affects cost, mess, acoustic performance and preservation of original fabric.

Do not assume standard modern plasterboard details everywhere in an old house.

12. Lime plaster, render and mortar

Many older solid-wall buildings were constructed with vapour-permeable materials such as lime mortar and lime plaster. Later cement render or gypsum-based repairs can sometimes trap moisture or change how the wall behaves.

13. Chimneys and fireplaces

Chimney stacks are exposed to weather and can require repointing, flashing, pots or structural repair. Internally, chimney breasts may have been altered or fireplaces blocked without adequate ventilation.

If you intend to reopen a fireplace, budget for sweeping, flue inspection, hearth work, ventilation and any appliance-specific requirements. If removing a chimney breast, obtain structural advice because the stack above needs proper support.

14. Original windows

Old sash or casement windows may be draughty, painted shut or locally rotten without needing total replacement. Specialist repair, draught-proofing and secondary glazing can sometimes retain character at lower environmental and heritage cost than full replacement.

If replacement is necessary, conservation areas or listed status may restrict materials and appearance. Bespoke timber windows can cost substantially more than standard uPVC units.

Survey each opening rather than assuming “old equals replace.”

15. Original floors

Floorboards, parquet, stone and quarry tiles can be valuable features, but restoration may reveal damaged sections, missing boards, bitumen adhesive, uneven subfloors or damp below.

Before sanding a timber floor, inspect thickness, fixings and services. Before laying impermeable finishes over a solid floor, understand moisture behaviour. Restoration can be worth the cost, but include repairs and preparation rather than pricing only the final finish.

16. Insulation and ventilation

Older houses can be cold and draughty, but improving them requires a whole-building approach. Adding insulation without considering ventilation and moisture can create condensation in new locations. Roof, wall and floor upgrades may also trigger Building Regulations requirements during major work.

Energy upgrades can include loft insulation, suspended-floor insulation, draught-proofing, improved glazing, heating controls and ventilation. The best package depends on the building type and renovation scope.

17. Party walls and neighbours

Terraced and semi-detached period properties often share walls with neighbours. Certain structural works, excavations or loft conversions can engage the Party Wall etc. Act. Surveyor fees and programme time should be considered early.

Good neighbour communication also has practical value. Access, scaffold, shared drainage and working hours can otherwise cause delays that increase cost.

18. Listed buildings and conservation areas

Listed buildings and properties in conservation areas can require consent or specialist materials for work that would be straightforward elsewhere. Replacement windows, roofs, internal alterations and services may need a conservation-sensitive approach.

Unauthorised work to a listed building can be serious. Check status and obtain appropriate professional advice before assuming a standard renovation specification.

19. Uneven walls, floors and openings

Modern products are manufactured to precise dimensions. Old houses often are not. Cabinets, shower screens, fitted wardrobes and large tiles can expose walls that are out of plumb or floors that vary across the room.

Making everything perfectly straight can be expensive and may remove character. Decide what truly needs correction. Bespoke scribing and carpentry may be more sensible than rebuilding an entire wall.

20. Hidden fire-safety upgrades

When creating open-plan layouts, loft conversions or changing escape routes, fire doors, alarms, protected stairs and structural fire protection may become important. Requirements depend on the project and building, so include them during design rather than discovering them at inspection stage.

Fire-safety work is rarely the part homeowners are excited to buy, but it is essential and can affect doors, ceilings and finishes throughout the house.

21. Lead paint and historic finishes

Older decorative layers can contain materials that require careful preparation. Aggressive sanding can create dust and damage original joinery. If you are restoring doors, skirting or windows, allow time for safe stripping, repair and detailed preparation.

Restoration labour can exceed the cost of replacement, but it may preserve features that give the house its value. Decide intentionally rather than discovering the time requirement after decorating begins.

22. Specialist joinery

Period doors, mouldings, stair parts and skirting profiles may not match standard products. Reproducing them can require specialist machining or bespoke carpentry. A single missing section may be manageable; replacing details throughout the house is a significant cost.

Create a schedule of features to retain, repair and reproduce before demolition. Accidentally discarding an original component and remaking it later is an avoidable expense.

23. External brickwork and pointing

Weathered pointing can allow moisture into walls. Period brick may also be softer than modern products, so inappropriate hard cement mortar can contribute to damage. Repointing a whole elevation is labour-intensive and may require scaffold.

Include external fabric in the renovation survey. A beautiful interior will not stay beautiful if defective gutters and masonry continue introducing water.

24. Gutters, downpipes and ground levels

Simple defects can cause major internal symptoms. Blocked gutters, broken downpipes and paving that bridges damp-proof levels can direct water toward walls. These repairs are often cheaper than internal “damp treatment” and should be checked first.

Walk around the property during heavy rain if possible. Water behaviour can reveal defects that are invisible on a dry survey day.

25. Cellars and basements

Cellars add another moisture and structural environment. Converting one into habitable accommodation is very different from simply storing items below ground. Waterproofing, drainage, ventilation, headroom, structure and fire escape all affect cost.

Do not treat basement conversion as ordinary renovation priced at the same £/m² as a bedroom refresh.

26. Gardens, retaining walls and boundaries

Old properties can also have failing retaining walls, drains, paths, fences and outbuildings. These costs may not affect the interior renovation but still compete for the same household budget.

Inspect the whole site before allocating every available pound to the house.

27. Temporary accommodation

Older-house renovations are particularly disruptive when services and floors are being replaced. Living on site can slow work and create safety challenges. Budget for rent, storage and two moves if the property needs to be empty.

A longer programme means accommodation can become a major project cost. Include a time contingency as well as a construction contingency.

28. Professional surveys

Extra investigation is one of the smartest old-house expenses. A detailed building survey, drain survey, electrical report, asbestos survey, roof inspection and structural review can identify risks before prices are fixed.

You will not eliminate every surprise, but each known problem can be designed and tendered rather than discovered during construction.

How much contingency should an old house have?

For a relatively well-maintained property with limited invasive work, 10–15% may still be adequate. For a full strip-out or a house with uncertain history, 15–20% is a more comfortable planning range. Highly complex heritage, basement or structural projects may justify more.

If demolition then reveals £6,000 of timber repairs and drainage costs £3,000 more than expected, the reserve absorbs them. Without contingency, the homeowner may be forced to cut the kitchen, borrow urgently or leave work incomplete.

How to preserve period features without destroying the budget

Decide which features matter most. Original floorboards, fireplaces, cornices, doors or windows may justify restoration, while less significant later additions can be replaced. Obtain specialist estimates for the priority features before finalising the rest of the specification.

A conservation-led renovation does not mean every element must be expensive. It means spending intentionally where authenticity and repair have the greatest value.
